Affordability

You may require a guarantor if you earn less than 30x the monthly rental amount or if you have adverse credit or a CCJ.
A guarantor is someone who agrees to pay the rent if you don't - you could ask your parents or someone else in your family to do this.

Example:
If your annual income is £32,000 and your proposed monthly rent is £800.00. Rental affordability: £800.00 X 30 = £24,000
Therefore, rental affordability is met and as long as you have no adverse credit/CCJ, you won't require a guarantor.

Before you can rent a property you’ll need to provide information and documents to show you and any other adults that will be living with you have the ‘right to rent’ in the UK and that you can afford the monthly rental payments.

For this, we will require immigration documents, a passport or a UK driving license when you start or renew your tenancy and any other adults living with you, as well as proof of income.

If you’re not a British or Irish citizen, you can usually get a share code to prove your right to rent.

Your landlord can use the share code to check if you can rent and how long for. Read more about share codes on GOV.UK

If you don't have any documents because you're waiting for an immigration decision from the Home Office, a request can be made to the landlord for a 'right to rent' check from the Home Office. They should reply within 2 working days. Please get in touch with us directly to discuss this.
